EPC – what landlord’s need to know
Domestic EPC
EPC requirements for new domestic lettings were set to change from E to C in December 2025, however, these changes have been pushed out due to concerns over rental levels during the current economic climate.
This doesn’t mean that the changes aren’t coming. Properties with an F or G rating are not lettable, unless there is justification for exemption such as the features being listed. So, it is important to invest and maintain your property as a landlord, to ensure you are ready when the changes come.
When planning works use the existing EPC for the property as guide to show the areas where improvements in the EPC can be achieved. Record the details of the work, the spec of the products being installed, photograph the depth of the underfloor insulation installed, with a date stamp and measuring tape to clearly document the works.
